Koltsovo creative settlement
A creative settlement is the opportunity to live and work in the territory of an art park surrounded by carefully preserved nature (Ugra National Park is just nearby), modern architecture and art objects. The settlement organized as a nonprofit partnership will become a part of Nikola-Lenivets recreation cluster.
Territory

Koltsovo village is situated next to Nikola-Lenivets Park which is known for its art objects and festivals. Nearby there is the Ugra River, and the land to the north of the river is a part of the cognominal natural reserve. Next to Koltsovo there is an eco-friendly farm where the Morozovs, a family of farmers, are growing organic and pollution-free vegetables. A bit farther there is a camping lot (and in the future, there will be KleverCamp). In brief, residents of the creative settlement are surrounded with nature, art and good architecture.
The land lot borders on Koltsovo village in the east, on a farm in the west, on a forest area with active recreation facilities in the north, and on a festival site in the south (this site has parking lots for visitors and a public space with administration buildings and a cafe). The forest part of the land lot is formed with two roads.

In order to reduce deforestation, the new design solutiuon is based on the principle of minimizing changes in the land lot structure. Only slip roads to residential clusters are planned to be built.
A residential cluster in the forest area consists of four houses. A part of the territory is free from forest and offers a view of the field. Every residential cluster has a guest parking lot.
Environment

We want to create a kind of environment comfortable for living and creative work among modern architecture, art objects and wild nature. Principles of living in the settlement:
  • no fences;
  • natural surroundings: living underbrush instead of man-made forests;
  • no cars: main parking lots are located beyond the territory of the settlement;
  • architectural code.
Power cables (5 kW per every land lot) will be laid underground (in the areas with motor roads, they will be buried at the roadside). The general lighting of the settlement is provided with 4.5 m masts erected at each entrance to the blind alley; additional lighting comes from 0.9 m landscape lamps, backlight of trees by floodlights from below and lit-up front walls. Water cleaning lines and water pipes will be laid either along the roads or in pedestrian areas.
Development
Various types of residential clusters allow combining several development patterns in one settlement. Not only do we offer various architectural solutions, but also a wide range of patterns to use your house: permanent private housing, an art residence, a time share, sublease (with participation of Nikola-Lenivets asset management company). It is your decision when, how and who can use your house; you decide whether it should be empty when you are away or it should generate income for you and help others.



The main principle of the planning concept is to arrange houses so that their windows could offer a view of the land lot. For this purpose, the master plan combines two types of blind alleys. Each one is a group of four houses and a lane laid at a varied angle to the existing roads (at 90 or 45 degrees).
Houses

We offer four architectural solutions. These include design projects by BIO Architects, archaus, MAP Architects and MEL – simple and inexpensive, perfectly fitting the concept of a creative settlement. We will not mind if any resident of the settlement wishes to build a house following an alternative project but we will ask that the project be coordinated with the asset management company.

ДубльДом / BIO Architects

The architecture is extremely simple – a clear-cut dual-slop volume with light wooden interiors that is united with the natural surroundings by using panoramic glass.
It is a mass-produced all-season modular house designed to be transported in one piece and installed on a land lot in just one day. The house has already got all utility lines ready - electricity, water supply and sewerage; the basic version includes all necessary plumbing fixtures.

Comfortable temperature inside the house and minimal energy consumption are achieved due to compact size, energy efficient shape and modern insulation technologies for frame houses with factory quality control.

A DublDom can vary in volume and planning. Besides, new parts can be added - for example, if the family is going to become bigger. The main module area is 40 sqm.
#14 / archaus

A large volume of the combined kitchen and sitting-room wide open for the setting sun, a terrace as the natural extension of the house, a combination of wood and steel, and unusual planning of the inner space.

The house has two bedrooms with big windows in each one, and one of the bedrooms (children's bedroom) has entresol, i.e. a sleeping area under the roof, with additional lighting from the attic window.

The load-bearing structure of the house is a wooden frame with 200 mm of insulation. The project design can be modified for installation onto any type of basement, including heat-insulated foundation slab or screw-piled foundation. The interior decoration of the rooms can be anything you like, from wooden planks of all kinds to perfectly flat painted surfaces. The color of outer metal covering can vary in a very wide range. Metal can be replaced by wood, stone or other materials. Depending on the customer's specific needs, even planning and area of the house can be modified.

Growing House / MAP Architects


Being an energy-active building, the Growing House does not only consume energy but also produces it. The production technology suggests provision of factory-made residential modules which are completely suitable for living in them.
The system made up of modules, many of which can be purchased later and combined in a number of ways, allows creating the house of the size and degree of comfort that the owner of this Growing House needs. The minimal set consists of three modules: a residential block of 32 sqm, a roofed terrace of 32 sqm and a cold (unheated) utility block of 18 sqm. Later, you can buy additional modules or replace the existing ones: the list of options includes a sauna, a terrace, a garage and a workshop.

The project allows using smart house technologies and the newest materials in terms of esthetics and technical perfection.
Locker House / MEL

The house is designed with a basic residential module which can be supplemented by different variants of attachments and terraces. The basic module (5×10 m) has the 2.5 m ceiling and contains a sitting room with the kitchen, a bedroom, a WC-and-shower unit, a pantry and a covered terrace. Additional modules with one or two rooms can be attached at once or later.

The house structure made of insulated panels is factory-produced and can be assembled on a construction site within several days. The house is completely suitable for year-round living and meets all heat engineering and energy efficiency requirements.

Sliding shutters on the front panes of the building allow covering the house completely when it is not in use. The roof has a slight slope and external water runoff system, and it also provides options for an additional terrace.

The design project includes all utility lines such as electricity wiring, water pipes, plumbing equipment, electric boiler and a built-in kitchen. Heating options include a stove and fireplace in the sitting-room as well as electric convector heaters. If necessary, houses used all year round can be equipped with a hot-water heating system and a boiler room. All utility lines and wiring are hidden in partition walls. The main lighting comes from lamps built into the ceiling as well as hanging lamps and wall-mounted spotlamps
Purchasing

The settlement will be based on a nonprofit partnership principle, the core members being Nikola-Lenivets project participants and friends of the park, that is, the people who were busy developing this area for the last 15 years.

The settlement is planned to have a total of 70 land lots, 0.1 -0.12 hectares each. The first stage of 5-10 housing estates will be launched in 2016; the entire project is scheduled for implementation in 2016-2020. Private placement sales for participants of Nikola-Lenivets project and friends of the park will start in the spring of 2016. The subject of sale – a land lot + construction works under contract (the architectural design has to be coordinated with the asset management company of Nikola-Lenivets). The cost of lot (land, utility lines, house) starts from 1.5 mln rubles (depending on the house).
